About Our Business
Richardson Properties of Southwestern Michigan LLC. Started out in 1999 by Bob and Bill Richardson who were interested in investing in
real estate. They started out with one rental house located in Benton Harbor Michigan. Bill Richardson is a full time fire fighter, paramedic
and also a licensed general contractor. Bill works 24 hour shifts and wanted to have a side business for his days off from the fire department.
He was willing to do the construction to the properties. Bob Richardson who was a business owner for 38 years and has the business savvy
to obtain financing, do accounting and help with construction.
Happy with there first property they acquired they purchased they decided to make a business plan to obtain more rental properties. In 2001
they envisioned expanding there business to include summer cottages that are rented for short term during the summer months.
To gain working capital they purchased two properties and remodeled them for resale. The proceeds from the property sales were used to
purchase the land that the cottage was built on.
The cottage project there biggest project they had ever done. They obtained the property in June of 2002 and after having plans drawn up
and making multiple changes they were ready to start applying for building permits. April of 2003 they started construction Bill Richardson
was the general contractor for the project. By September of 2003 the house was "dried in" the exterior was complete and they were finishing
up the electrical in the house. The drywall was and painting was completed in January of 2004 and the certificate of occupancy was issued in
May 2004. Then the first rental was in July 2004 and it has been used as a rental since.
Currently, Bill and Bob are waiting to see how the occupancy of this cottage is prior to investing in more property. There hope is to obtain
more vacation rentals after this property becomes self sustaining.
